An owner's ability to identify, mitigate, manage, and delegate risk should be well defined during the planning and design process. However, it is through the multidisciplinary constructibility review that the owner tests his approach and verifies that the potential for errors, change orders and claims has been clearly identified and resolved.
A constructibility analysis is performed from the construction standpoint, not the design standpoint. A specific constructibility review provides a "fresh set of eyes" to review the front-end boilerplate design specifications, drawings, and construction schedule. From this standpoint, the multidisciplinary constructibility team reviews the project documents to:
1) Seek overlooked problems that can increase cost; and
2) Assure coordination among documents.
